A commercial shed is a steel portal-frame building used for business, not a big domestic shed. That changes the approvals, the building class and the builder you need. Most commercial jobs are design and construct, where one company carries the design, engineering, approvals and construction.

Building class and approvals
Offices are usually Class 5, shops Class 6 and warehouses Class 7b under the National Construction Code. Commercial classes bring access, fire and amenity requirements that a residential shed doesn't, and your site may need planning approval as well as building approval.
Who designs and who builds
Ask whether the company engineers the building itself or buys in a kit, and whose licence covers construction. On a design-and-construct contract one company should be responsible for all of it.
Inclusions beyond the frame
Slab, footings, stormwater, office fit-out, amenities, roller doors, insulation and external works can outweigh the steel. Published industry ranges put a commercial shed with office, services and external works at around $1,000 to $1,500 per m², against $250 to $300 per m² for the structure alone.
Evidence of similar jobs
Look for completed projects of a similar span, height and use. A builder who shows a 30 m clear-span warehouse has done the engineering and crane work a 12 m workshop never needs.

Who builds commercial sheds?
Commercial sheds are built by steel building companies that offer design and construct, and by shed dealers whose range extends to commercial buildings. For larger or more complex buildings, a design-and-construct builder with in-house engineering is the usual choice.
How much does a commercial shed cost?
Published kit prices start around $98,000 for a 36 × 15 m commercial shed before slab and erection. Industry guides put the structure at roughly $250 to $300 per m², rising to $1,000 to $1,500 per m² once offices, services and external works are included.
Does a commercial shed need council approval?
Yes. Commercial buildings need building approval and often planning approval depending on the zone and use. Your builder or a private certifier can tell you which applies to your lot.
