Building a shed in Brisbane

Almost every substantial shed needs approval

Brisbane City Council only exempts sheds up to 10 m², 2.4 m high and 5 m on any side. Anything bigger needs building approval, usually through a private certifier. In Redland residential zones, a shed on land with no house is generally treated as a different use and needs planning assessment.

Check flood overlays first

Brisbane's City Plan has five flood planning areas, and the highest-risk area carries the toughest assessment rules. Pull a FloodWise Property Report for the lot before you settle on a shed size or floor level.

Wind region drives the steel

Coastal South East Queensland sits in wind Region B, split into B1 and B2 since the 2021 update to AS/NZS 1170.2. Ask each builder for the wind region and terrain category on the engineering, so quotes are priced on the same basis.

Compare quotes on the same inclusions

A kit price, a supply-and-build price and a turnkey price can differ by tens of thousands for the same shed. Line up the slab, footings, approvals, site prep, delivery and erection before comparing totals.

How to check a shed builder's QBCC licence

  1. Ask for the licence number

    In Queensland, building work valued over $3,300 needs a QBCC licence. Get the number and the licensee's name in writing with your quote.

  2. Check the class covers your shed

    The 'Sheds, carports and garages' trade licence only covers Class 10a buildings up to 100 m². Bigger sheds and commercial buildings need a builder licence class, such as Builder – Low Rise or Builder – Open.

  3. Search the QBCC register

    Confirm the licence is current and matches the company on your contract.

    Residential outbuildings with a roof, like a garage or large shed, generally need QBCC Home Warranty Insurance when the work is over $3,300. Commercial work and owner-builder work aren't covered.

How much does a large shed cost in Brisbane?

Published kit prices start around $30,000 for a 9 × 24 m farm and machinery shed and around $98,000 for a 36 × 15 m commercial shed, before the slab and erection. A Brisbane concrete slab runs about $75 to $150 per m². Commercial buildings with offices, services and external works are commonly priced at $1,000 to $1,500 per m².

Do I need council approval for a shed in Brisbane?

Usually, yes. Only very small sheds are exempt: up to 10 m² in area, 2.4 m high and no longer than 5 m on any side. Larger sheds need building approval, and some lots also need planning approval because of zoning, flood or heritage overlays.

What licence should a Brisbane shed builder hold?

Supply only means you receive an engineered kit and arrange the slab, erection and approvals yourself. Supply and build adds construction. Design and construct means one company runs everything from design to handover, which is normal for commercial work.
