Local considerations

Building a shed in Rockhampton

The small-shed exemption may not apply here

Queensland's Building Regulation exempts sheds up to 10 m², 2.4 m high and 5 m on any side, but not for work in wind Region C, the tropical cyclone area. Rockhampton and the Capricorn Coast are generally treated as cyclonic, so assume any shed needs building approval until a certifier, Rockhampton Regional Council or Livingstone Shire Council confirms otherwise.

Confirm the wind region for your lot

Severe Tropical Cyclone Marcia crossed the coast north of Yeppoon as a category 5 system in February 2015 and caused structural damage around Yeppoon, the Capricorn Coast and Rockhampton. Wind regions are set by distance from the coast, so inland sites such as Biloela may differ. Ask each builder for the wind region and terrain category on the engineering, so quotes are priced on the same basis.

Check flood overlays first

The Fitzroy River drains a 143,000 km² catchment. The Rockhampton Region Planning Scheme has flood hazard and local catchment flood overlays, and council can do a property flood search. Check the overlay before you settle on a shed position or floor level.

Coastal and bushfire overlays in Livingstone

The Livingstone Planning Scheme 2018 covers Yeppoon and Emu Park and includes coastal hazard, flood hazard and bushfire hazard overlay codes. Look up the lot on the council's interactive mapping tool before ordering steel.

How to check a shed builder's QBCC licence

  1. Ask for the licence number

    In Queensland, building work valued over $3,300 needs a QBCC licence. Get the number and the licensee's name in writing with your quote.

  2. Check the class covers your shed

    The 'Sheds, carports and garages' trade licence only covers Class 10a buildings up to 100 m². Bigger sheds and commercial buildings need a builder licence class, such as Builder – Low Rise or Builder – Open.

  3. Search the QBCC register

    Confirm the licence is current and matches the company on your contract.

    Residential outbuildings with a roof, like a garage or large shed, generally need QBCC Home Warranty Insurance when the work is over $3,300. Commercial work and owner-builder work aren't covered.
