Local considerations

Building a shed in Toowoomba

Farm sheds far from boundaries can be exempt

Toowoomba Regional Council only exempts general sheds under 10 m², no more than 2.4 m high and no longer than 5 m on any side. Class 10 farm buildings such as hay sheds, barns and stables on agricultural, horticultural or pastoral land are exempt from building approval if no part of the building is within 200 m of a road or land boundary. Lockyer Valley Regional Council applies a similar 200 m test to small Class 10 farm buildings.

Check flood risk before setting floor levels

Toowoomba's Flood Hazard Overlay Code sorts land into four flood risk categories. In low-risk areas floors must sit at least 300 mm above the defined flood event, in medium-risk areas at least 500 mm, and generally no new buildings are allowed in high and extreme risk areas. Council's flood risk portal shows the category for a lot.

Other overlays that can catch a shed

The Toowoomba Region planning scheme also has bushfire, landslide, agricultural land and scenic amenity overlays. An airport environs overlay protects Toowoomba Airport and the Oakey Army Aviation Centre, and sets maximum building heights in mapped areas around the Oakey base. Check the planning scheme maps for the lot early.

Ask for the wind region and terrain on the engineering

Wind loads vary a lot between a sheltered valley and an open ridge or plain, and open-fronted machinery sheds let wind in under the roof, which the engineering has to allow for. Ask each builder for the wind region and terrain category on the engineering so quotes are priced on the same basis.

How to check a shed builder's QBCC licence

  1. Ask for the licence number

    In Queensland, building work valued over $3,300 needs a QBCC licence. Get the number and the licensee's name in writing with your quote.

  2. Check the class covers your shed

    The 'Sheds, carports and garages' trade licence only covers Class 10a buildings up to 100 m². Bigger sheds and commercial buildings need a builder licence class, such as Builder – Low Rise or Builder – Open.

  3. Search the QBCC register

    Confirm the licence is current and matches the company on your contract.

    Residential outbuildings with a roof, like a garage or large shed, generally need QBCC Home Warranty Insurance when the work is over $3,300. Commercial work and owner-builder work aren't covered.

How much does a large shed cost in Toowoomba?

We didn't find published Toowoomba-specific shed prices. National kit prices start around $30,000 for a 9 × 24 m farm and machinery shed and around $98,000 for a 36 × 15 m commercial shed, before the slab and erection. One national pricing guide puts commercial buildings with offices, services and external works at about $1,000 to $1,500 per m².

Do I need council approval for a shed in Toowoomba?

Usually, yes. Toowoomba Regional Council only exempts sheds under 10 m², no more than 2.4 m high and no longer than 5 m on any side. A Class 10 farm building on agricultural or pastoral land can be exempt from building approval if no part of it is within 200 m of a road or land boundary. Flood, bushfire and other overlays can add planning requirements.

What about sheds in the Lockyer Valley?
