Clear span and eave height
Wider clear spans remove internal columns but need heavier frames. Published maximums from the builders we've researched run to 35 m, and one shows a completed 39.22 m clear span.
Cranes and mezzanines
A gantry crane changes the columns, runway beams and footings. Tell builders the crane capacity at quote stage. Mezzanines need the same early planning.
Doors, slab and loads
Roller door size, slab thickness and reinforcement depend on vehicles and racking loads. Ask for the slab design basis in writing so quotes are comparable.
Licence class
In Queensland, the 'Sheds, carports and garages' trade licence only covers sheds up to 100 m². Industrial buildings need a builder licence class, such as Builder – Open, and approvals for a Class 7b or Class 8 building.

How much does an industrial shed cost per square metre?
Industry guides put an industrial shed structure at about $220 to $300 per m², excluding erection and site works. With amenities and services, the figure commonly rises to $1,000 to $1,500 per m².
Can an industrial shed have an overhead crane?
Yes, but the crane needs to be designed in from the start. It affects column sizes, runway beams and footings, so give builders the crane capacity and span when you ask for quotes.
