Local considerations

Building a shed in Townsville

Even small sheds need approval here

Queensland's small-shed exemption (10 m², 2.4 m high, 5 m any side) does not apply in Wind Region C, the tropical cyclone area. Burdekin Shire Council says garages, carports and sheds, including DIY kits, need building certification because the shire is in a cyclonic region. On the coast, plan on approval for any shed.

Engineer for Region C and your site

The Queensland Reconstruction Authority classifies coastal areas north of Bundaberg as Wind Region C, designed for 250 km/h cyclonic winds. Exposed sites need a higher classification (C1 to C4). Its guidance says sheds should match the home's wind classification, be anchored against uplift and allow for internal pressure if a door fails. Ask each builder for the classification on the engineering.

Check Townsville flood mapping

The Townsville City Plan flood hazard overlay maps four flood hazard areas and can apply to some building work. Council's online flood mapping shows flood depth or the 1% AEP height for a property. Check it before settling on a shed site or floor level.

Burdekin council can arrange a certifier

Burdekin Shire Council doesn't certify building work itself, but can arrange its contracted certifier if you can't engage one, at the certifier's price plus a 20% on-cost and admin fees. Its floor-height flood policy doesn't apply to sheds or carports. Farm buildings valued up to $27,500 can be built by the owner.

How to check a shed builder's QBCC licence

  1. Ask for the licence number

    In Queensland, building work valued over $3,300 needs a QBCC licence. Get the number and the licensee's name in writing with your quote.

  2. Check the class covers your shed

    The 'Sheds, carports and garages' trade licence only covers Class 10a buildings up to 100 m². Bigger sheds and commercial buildings need a builder licence class, such as Builder – Low Rise or Builder – Open.

  3. Search the QBCC register

    Confirm the licence is current and matches the company on your contract.

    Residential outbuildings with a roof, like a garage or large shed, generally need QBCC Home Warranty Insurance when the work is over $3,300. Commercial work and owner-builder work aren't covered.

National kit prices start around $30,000 for a 9 × 24 m farm and machinery shed and around $98,000 for a 36 × 15 m commercial shed, before the slab and erection, and vary by location. Get quotes engineered to your site's wind classification so they compare on the same basis.

Do I need council approval for a shed in Townsville or the Burdekin?

Yes, in most cases. The Queensland exemption for very small sheds doesn't apply in Wind Region C, which Queensland Reconstruction Authority guidance says covers coastal areas north of Bundaberg. Inland blocks toward Charters Towers may sit in a different region, so confirm it with your builder. Approval is usually through a private building certifier, and Burdekin Shire Council can arrange its contracted certifier if you can't engage one.
