Local considerations

Building a shed in Mackay

Cyclone region means most sheds need approval

Mackay Regional Council says the region is in Wind Region C, which brings nearly all Class 10 buildings, including sheds, into building approval. The Queensland exemption for small sheds up to 10 m² does not apply in Region C. Approval is through a private building certifier, as the council doesn't certify building work.

Zone limits on shed size and height

Mackay's planning scheme guide for domestic sheds caps outbuildings in the Rural Residential zone at 200 m², with height limits from 2.4 m eaves on small urban lots up to 8.5 m in the Rural zone. A storage shed on a lot with no other main use is generally treated as a warehouse and assessed differently.

Check flood and storm tide first

Mackay Regional Council has a flood and coastal hazard overlay and an online Property Flood Report tool. In the Whitsundays, the council's online Flood/Storm Tide Report and Property Report show the overlays for a lot. Run the report before you settle on a shed size or floor level.

Inland sites can differ

Queensland's cyclone building guidance covers homes within 50 km of the coast north of Bundaberg. Sites further inland, such as Moranbah and Nebo, may sit in a different wind region, so ask each builder for the wind region and terrain category on the engineering and compare quotes on the same basis.

How to check a shed builder's QBCC licence

  1. Ask for the licence number

    In Queensland, building work valued over $3,300 needs a QBCC licence. Get the number and the licensee's name in writing with your quote.

  2. Check the class covers your shed

    The 'Sheds, carports and garages' trade licence only covers Class 10a buildings up to 100 m². Bigger sheds and commercial buildings need a builder licence class, such as Builder – Low Rise or Builder – Open.

  3. Search the QBCC register

    Confirm the licence is current and matches the company on your contract.

    Residential outbuildings with a roof, like a garage or large shed, generally need QBCC Home Warranty Insurance when the work is over $3,300. Commercial work and owner-builder work aren't covered.

Mackay is a cyclonic wind region, so get a site-specific quote rather than relying on a catalogue price.

Do I need council approval for a shed in Mackay?

Almost always. Mackay Regional Council says the region is in Wind Region C, so nearly all sheds need building approval from a private certifier, and the small-shed exemption doesn't apply.
