Local considerations

Building a shed in Sunshine Coast

Approval rules depend on your zone

Sunshine Coast Council only exempts sheds up to 10 m², 2.4 m high and 5 m on any side. On a residential lot a shed is capped at 3.6 m high and 56 m² unless you apply, while rural and rural residential lots allow domestic sheds up to 8.5 m high. Commercial, industrial and rural industry sheds are not domestic outbuildings and are assessed differently.

Check the flood hazard map first

Council adopted a flood hazard area map for building purposes on 21 September 2023, with buffers for overland flow and street drainage. If your lot is mapped, your certifier will need a flood information search to set the floor level. Check your address on the Development.i site report before you fix a shed size or slab height.

Hinterland sites need extra planning

Rural lots must also meet any applicable overlay codes, which can cover waterways, native vegetation, cut and fill outside the building footprint and overland flow paths. Cut or fill over 200 mm within 1.5 m of a boundary can also trigger approval. On sloping blocks around Maleny, Montville and Mapleton, budget for earthworks and retaining.

Wind region and coastal exposure

The Sunshine Coast sits in wind Region B. Cyclonic Region C starts further north, around Bundaberg. Exposed coastal sites often need a higher wind rating than sheltered hinterland lots, so ask each builder for the site wind classification on the engineering.

How to check a shed builder's QBCC licence

  1. Ask for the licence number

    In Queensland, building work valued over $3,300 needs a QBCC licence. Get the number and the licensee's name in writing with your quote.

  2. Check the class covers your shed

    The 'Sheds, carports and garages' trade licence only covers Class 10a buildings up to 100 m². Bigger sheds and commercial buildings need a builder licence class, such as Builder – Low Rise or Builder – Open.

  3. Search the QBCC register

    Confirm the licence is current and matches the company on your contract.

    Residential outbuildings with a roof, like a garage or large shed, generally need QBCC Home Warranty Insurance when the work is over $3,300. Commercial work and owner-builder work aren't covered.

How much does a large shed cost on the Sunshine Coast?

We found no published Sunshine Coast shed prices, so these are general published figures, not local quotes. Published kit prices start around $30,000 for a 9 × 24 m farm and machinery shed and around $98,000 for a 36 × 15 m commercial shed, before the slab and erection. Commercial buildings with offices, services and external works are commonly priced at $1,000 to $1,500 per m².

Do I need council approval for a shed on the Sunshine Coast?

Usually, yes. Sunshine Coast Council only exempts sheds up to 10 m², 2.4 m high and no longer than 5 m on any side. Larger sheds need building approval from a private certifier, and some lots also need council input because of zoning, flood or other overlays. In Noosa Shire, check the Noosa planning rules with your certifier.

What licence should a Sunshine Coast shed builder hold?
