Local considerations

Building a shed in Gold Coast

Almost every substantial shed needs approval

City of Gold Coast only exempts one small shed per site, under 10 m², 2.4 m high (2.1 m mean height) and 5 m long. Every other shed needs building approval through a private certifier. City Plan setbacks are usually 6 m at the front and 1.5 m at the side, and a shed that is large or tall for the block may also need an amenity and aesthetics approval.

Check flood and bushfire overlays early

Much of the coast is low-lying floodplain, and council uses a 0.5% annual chance flood with a margin of usually 30 to 50 cm to set floor levels. Lots in council's bushfire hazard overlay can need extra assessment under the City Plan and the Building Regulation. Check the Gold Coast flood maps and City Plan overlays, or the Scenic Rim flood maps, before you fix a shed size or floor level.

Wind region and salt both affect the steel

Coastal South East Queensland, including the Gold Coast, sits in wind Region B. Ask each builder for the wind region and terrain category on the engineering. Near the beach, check cladding warranties too: some BlueScope warranties only apply more than 1 km from a marine environment.

Yatala is the main industrial area

The Yatala Enterprise Area is the Gold Coast's largest industrial area, and council is investigating an expansion towards Stapylton. Planning, access, services and flood conditions vary from site to site, so get these checked before comparing warehouse quotes.

How to check a shed builder's QBCC licence

  1. Ask for the licence number

    In Queensland, building work valued over $3,300 needs a QBCC licence. Get the number and the licensee's name in writing with your quote.

  2. Check the class covers your shed

    The 'Sheds, carports and garages' trade licence only covers Class 10a buildings up to 100 m². Bigger sheds and commercial buildings need a builder licence class, such as Builder – Low Rise or Builder – Open.

  3. Search the QBCC register

    Confirm the licence is current and matches the company on your contract.

    Residential outbuildings with a roof, like a garage or large shed, generally need QBCC Home Warranty Insurance when the work is over $3,300. Commercial work and owner-builder work aren't covered.

Published kit prices start around $30,000 for a 9 × 24 m farm and machinery shed and around $98,000 for a 36 × 15 m commercial shed, before the slab and erection. One builder's Gold Coast warehouse page gives $650 to $1,600 per m² for the building shell. One national builder's pricing guide puts a Colorbond commercial shed with office, services and external works at $1,000 to $1,500 per m².

Do I need council approval for a shed on the Gold Coast or in the Scenic Rim?

Usually, yes. City of Gold Coast only exempts one small shed per site, under 10 m², 2.4 m high and 5 m long. Anything bigger needs building approval through a private certifier, and may need a setback or amenity approval too. In the Scenic Rim, check the requirements with Scenic Rim Regional Council or a private certifier before you order.
