How much does a shed cost?
Published kit prices and industry ranges for large sheds, plus the costs that sit outside the kit price. Every figure is sourced and dated.
Shed prices are usually quoted three ways: as a kit delivered to site, as a supply-and-build price, or as a full design-and-construct price. The same shed can differ by tens of thousands of dollars depending on which one you're looking at, so check what is included before comparing totals.
The figures below are published starting prices and industry ranges. A real quote depends on your site, wind region, slab, doors and how much of the job the builder takes on.
What changes the price
Wind region
Sheds in cyclonic regions need heavier steel and more bracing than the same shed in a sheltered inland site.
Clear span and height
Price climbs faster than floor area once spans and eave heights get large, because the frames get heavier.
Slab and site works
A Brisbane slab runs about $75 to $150 per m² on a prepared site. Sloping or poorly drained sites add earthworks.
Doors, insulation and extras
Roller doors, PA doors, windows, insulation, mezzanines and lining are often the difference between two quotes for the same size.
Approvals and certification
Council fees for building approvals are typically $150 to $500, with private certifier and inspection fees on top.
Who does the work
A kit leaves you to organise the slab, erection and approvals. Supply-and-build and design-and-construct prices include more of the job.

Kit, build or design and construct?
Kit / supply only
Engineered frame, cladding, doors and drawings delivered to site.
Your job: You organise the slab, erection, approvals and a licensed builder if the work is over $3,300.
Supply & build
The company supplies the kit and its own team or contractors build it.
Your job: Check whether the slab and approvals are in the price, and whose QBCC licence covers the build.
Design & construct (turnkey)
One company handles design, engineering, approvals, slab and construction through to handover.

How much does a 12 × 30 m shed cost?
A published engineered kit price for a 30 × 12 m farm shed starts at $51,420, before delivery extras, slab and erection. Expect the built price, including slab and erection, to be substantially higher.
How much is a commercial shed per square metre?
Industry guides put commercial shed structures at about $250 to $300 per m² excluding erection and site works, and $1,000 to $1,500 per m² with offices, services and external works.
Why are shed quotes so different?
Quotes usually differ because they include different things: kit only versus built, slab or no slab, different wind ratings, door specs and approvals. Ask each builder for the same specification and an itemised quote.
